Inspections

The NHBRC is a statutory body and was established to improve structural quality standards in the home building industry, through amongst others  assisting  builders through training and inspection and to maintain technical standards of home building.
The legislation governing the NHBRC aims at protecting the home consumer. The warranty scheme protects the housing consumer by providing a five year warranty against structural defects on new homes.

Ahanang has since 2005 been appointed as the Outsourced Inspectorate for the NHBRC in the Gauteng Province. All new homes should by law be enrolled with the NHBRC before construction starts. The builder also should be registered with the NHBRC.

Any house enrolled with the NHBRC should be inspected for structural quality by an NHBRC accredited inspector.  The NHBRC is responsible only for structural defects. In the event of  bad workmanship, the builder has to rectify the default Depending on the cost of the house. A house will be inspected at various construction stages up to a maximum of eight inspections.

If the house does not meet the quality requirements as stated in the NHBRC builders manual, the inspectors issue a certificate of non-compliance and the builder needs to rectify the default within a stipulated period.

The NHBRC maintains a warranty fund so as to adequately cover potential risks.

The following table illustrates the number of inspections that will be conducted on a house and is a function of the enrolled value.
